Did you know that in Colorado, transplants now outnumber natives? Well allow me to introduce myself, I am Kris, a true Colorado native—born and raised in Colorado Springs, proud graduate of the University of Colorado and adventurer of all the wonderful things this state has to offer. After college, life brought about the opportunity to travel which resulted in four different moves, between three states, in three years. (During this time, I also got married and had my first kid because, why not do all the stressful things at once, right?).

It was this repeated moving process that led to my appreciation and interest in the world of real estate. I was fortunate to work with agents throughout the country who helped me through many of the stressful situations I now coach my clients through. As someone with a sales background, working with all walks of people was something that came naturally for me, but the opportunity to walk the path with my clients while they go through the very emotional and, at times, stressful process of buying or selling a home was something that truly excited me. The thought that, if I did it right, I would be able to be the lighthouse in the storm, the way my former agents were for me, meant so much and is my purpose in each transaction I do with my clients.

I bring a passion for working with people to uncover their vision and make it a reality. In the real estate world, this may mean finding the perfect house, neighborhood or simply a trustworthy agent who has your best interest in mind. Bringing my background in hospitality to the forefront of my real estate business, I take a consultative approach to working with my clients and provide a service-based experience with clear communication, responsiveness and insight rooted in data and market knowledge.     Congrats to these sellers who were able to get this CUTE townhome under contract in the first five days on the market and close without concessions! Prior to listing, small (but extremely effective) updates we made including new light fixtures, carpet and paint.     Things have been quiet on social but that is for a reason. I love to take this time of year to rest, reset and recharge. To me that looks like spending time with family but also spending time alone to reflect on the last year and dream about the year to come. Big things are coming in 2023 but for now, let's all enjoy the time to take a breath. 💆‍♀️

    Let’s talk inspections. Something I remind all of my buyers about is that a inspectors job is to point out everything they find in the house. This means inspection reports can be 10, 20, 30 pages long, depending on age and condition of the house. But just because something is pointed out doesn’t mean it’s a deal breaker or major concern. However, the actions taken based on what is found during that time often depend on the attitude and opinions of the buyer.

    As your agent, I will do my best to provide information about items that may show up on an inspection report depending on the house’s age as well as make sure to get you connected with experts who can talk through any questions or concerns you have after reviewing everything.

    If you're renting and your 2023 resolution is to get into a home of your own, start thinking about what you need to do to prepare for that goal and what kind of timing you have to work with. If you need a great lender to get started with, I'd be happy to share some names with you. Are you already pre-approved but not quite ready to start making offers, let's get you set up on a search of the MLS so you know what's out there in your price range.     Yes, there is seasonality to our market and yes, we are all waiting on bated breath to see what the new year brings for interest rates and the economy over all. But at the end of the day, life goes on. People have to relocate for various reasons, leases end, family matters arise, etc. So if you are waiting for a sign to buy, here it is!

    Interest rates are dropping, and the buyers pool shrinks during the holiday season, which means less competition for you and inventory will only increase as we move closer to Spring. Start thinking about the steps you can be taking right now to prepare you to be in your dream home, whether that move is a year from now, three months from now or thirty days from now.
