Did you know that in Colorado, transplants now outnumber natives? Well allow me to introduce myself, I am Kris, a true Colorado native—born and raised in Colorado Springs, proud graduate of the University of Colorado and adventurer of all the wonderful things this state has to offer. After college, life brought about the opportunity to travel which resulted in four different moves, between three states, in three years. (During this time, I also got married and had my first kid because, why not do all the stressful things at once, right?).
It was this repeated moving process that led to my appreciation and interest in the world of real estate. I was fortunate to work with agents throughout the country who helped me through many of the stressful situations I now coach my clients through. As someone with a sales background, working with all walks of people was something that came naturally for me, but the opportunity to walk the path with my clients while they go through the very emotional and, at times, stressful process of buying or selling a home was something that truly excited me. The thought that, if I did it right, I would be able to be the lighthouse in the storm, the way my former agents were for me, meant so much and is my purpose in each transaction I do with my clients.
I bring a passion for working with people to uncover their vision and make it a reality. In the real estate world, this may mean finding the perfect house, neighborhood or simply a trustworthy agent who has your best interest in mind. Bringing my background in hospitality to the forefront of my real estate business, I take a consultative approach to working with my clients and provide a service-based experience with clear communication, responsiveness and insight rooted in data and market knowledge. Clients seek me out because I am thorough, reliable, and a true advocate for my clients.

We finally made it to the @christmas.in.color show and wow was it cool! They have timed entry so we literally pulled up, scanned our tickets and drove straight in. They provide you with holographic glasses which really make the lights pop (I would not suggest wearing them while driving though). They also have their own radio frequency you can listen to while going through the show that the various animals and characters sync up with. The whole drive lasted about 15-20 minutes depending on much stopping you do. It’s a nice way to stay warm, see some awesome light displays and get in the holiday spirit. Pro tip: stop for hot chocolate and snacks on your way there and enjoy while you take in the show!

Spent all day Sunday losing my voice and chatting with hundreds of newly engaged couples and their families at the Denver Bridal Expo. 👰🤵♂️I handed out close to 200 business cards and was able to have some great face to face conversations about the market, builders, inventory, and special options to help fund a home purchase. Did you know you can set up a fund for friends/family to contribute to that goes to a down payment instead of a honeymoon fund or gift registry?! 🤯

Well I experienced a "first" this weekend! I accompanied a client to a builder`s sales center to discuss purchasing a home. We discussed the purchase process and while we were discussing the price the sales consultant said, "make us an offer!" Well alrighty then!

We offered $23,000 below the list price for a home that has barely started construction and still got $5000 towards closing costs, and the builder to buy down the interest rate to 5.75%!

This is an example of the power buyers have right now! Yes, interest rates are rough, but if you are thinking of buying and can stomach the rate long enough to refinance (or get in with a builder offering these lower rates) you may have more negotiation power than we have seen for buyers in over 10 years!

Not only do I have a sweet lot in Louisville available, but I am here to share some tips to keep in mind when thinking about building.
🔨Lot Size and Layout: Your lot size and layout are essential details to consider when building a new house. Don`t just think about your home and yard today, but assess your plans in the future. What type of patio and outdoor entertainment space will you want? Will you want a screened porch? A raised patio? A deck? What about play space? Consider your scalability in the future and plan with plenty of room in mind—not only for your dream home but for your dream yard and activities.
🔨Daylight and Lighting: As you work with your building team, consider light and ways to maximize daylight and sunshine! Depending on the way you position your windows and place your house on the lot, you may be able to get more morning sun in the kitchen or your studio, while making the most of afternoon light in your home office. Light is an essential consideration when building a new home. Should you be planning for a greenhouse or similar, always consult a landscape professional on its placement—this is a vital decision, literally! Don’t forget about the clever, unconventional ways to let in the light, including skylights and solar tubes. Solar tubes are specialized canister "lights" that let in natural sunlight. They`ve become quite popular in the last several years, and you can use them to bring in natural light anywhere you have less than 6 meters between your ceiling and roof.
🔨Garage Size: These days most owners need at least a two-car garage, but is that really enough space? As you design your home, you’ll want to consider your garage in terms of storage and long-term planning. If you buy kayaks, store bikes, or get recreational vehicles, you may want more storage room in your garage. Two cars may be a tight fit in a standard double garage.
